The roofline is the strip of timber your gutters hang off and your roof edge sits on. On a house that hasn't been touched since it was built, that timber has been repainted a dozen times and is usually rotten behind the paint. Once it's soft, the gutter brackets pull out, birds and squirrels get into the loft, and water starts tracking into the rafter feet.
The important part is what happens to the old timber. A lot of firms cap over it — they screw uPVC boards straight onto the rotten wood and it looks perfect for two years while the rot carries on underneath. We strip the old boards off, inspect and replace rafter ends where needed, and fit new full-replacement uPVC.
It's maintenance-free from then on: no repainting, no rot, and a wipe with soapy water once a year is the entire upkeep.
Modern insulation levels mean lofts are colder than they used to be, and cold lofts get condensation. Ventilated soffits let air move through the loft space and carry that moisture away. Fitting solid soffits without ventilation is a common shortcut and it causes damp rafters, black mould and ruined insulation — so we don't do it.
